Close on Time Guarantee

 

 

We realize that purchasing a new home can be a stressful endeavor.  At Fearon Financial, we strive to make this process as stress free as possible.  Fearon Financial is committed to close your purchase mortgage on time.  We are so confident that we can deliver that we provide a $1,000 on time guarantee.  To qualify you will need to meet the following requirements:

 

• Identify the closing date at time of application
• Closing date to be at least 25 days from rate lock or application
• Provide Fearon Financial with all documents and requested information within 24 hours of request.
• Closing/Title agents must provide Fearon Financial preliminary title work within seven days of application.
• Fearon Financial must agree on closing time based on agreed day of closing.
• Copy of fully executed contract must be provided within 24 hours of application.
• Provide all real estate agents and homeowner's insurance agent contact information within 24 hours of application.
• Respond to all 3^rd party agents within 24 hours of request
• Appraisal appointments must be scheduled 48 hours from initial contact from appraiser.
• Loan must receive final approval from underwriting.

 

 

*The closing date may be changed based on any borrower or seller initiated changes to the loan parameters after the lock.  A new closing date must be provided, in writing, and must be approved by Fearon Financial.  Upon approval the new date be considered the new closing date for this guarantee

 

**Loan must close with Fearon Financial to be eligible for the $1,000 guarantee.  If Fearon Financial misses guaranteed close date, the Borrower(s) will receive a $1,000 credit at closing against closing costs and pre-paids.

 

***Applies to all conforming and FHA loans only and must be underwritten directly by Fearon Financial.

 

 

Closing Costs Guarantee

There is no need for surprises at closing.   Many lenders and brokers make promises that they can not keep.  At Fearon Financial, we guarantee our Fearon Financial lender closing costs.  These fees will not change at any point in the loan process.  This allows you to rest assured that what you are quoted is what you get.

 

Note, there are some third party fees that are not controlled by Fearon Financial and we are unable to guarantee these fees.  However, Fearon Financial has closed thousands of loans and diligently quote customary fees in our lending areas.  In addition, we supply you with our vendors that in most cases provide a substantial savings to our clients.
